Guide May 2026

Patta, chitta, F M B and E C, explained simply.

Most land disputes are not about price. They are about paperwork that everyone assumed was fine. These five documents form the safety layer of every purchase in Tamil Nadu.

Property documents reviewed on a desk

Patta

The patta is the revenue record showing who owns a piece of land. It names the owner, the survey number and area. Always ask for a recent copy and check that the name matches the seller's identity proof.

Chitta and adangal

Chitta is the land classification, such as nanjai, punje or punjai. It also carries crop and irrigation details. Buying nilam as if it is manai is the most expensive mistake in the belt, so read the classification carefully.

F M B sketch

The field measurement book sketch is the map. It shows the plot's shape, dimensions and survey boundaries. Match it against what you see on the ground. Boundary mismatches are common and avoidable.

Encumbrance certificate

The E C lists transactions registered against a property for a chosen period. A clean E C is good news. A missing or period short E C is reason enough to pause the deal and investigate.

Parent deed and title chain

The parent deed is how the seller came to own it. Ask for a continuous chain of deeds back at least a few transactions. Gaps or gift deeds in the chain deserve questions.

DTCP or TNRERA approval

For plots in a promoted layout check the approval reference and the approved boundaries. For a standing house check the building plan and approvals. Unapproved construction is not always a deal breaker but the price should reflect it.
