The papers before the payment.

A good price cannot fix a bad title. We coordinate the document collection and the office visits, explain what each record does and recommend an advocate for a formal title opinion before money moves.

Questions

What buyers and sellers ask.

Still unsure? Send a message with the area and what you are trying to do.

Is this a legal opinion?+

No. We provide practical document coordination and guidance. For a formal title opinion, engage an advocate.

Which documents should a seller provide?+

Usually the parent deed, patta, chitta and adangal, FMB sketch, encumbrance certificate, tax receipts and any approval documents. The exact list depends on the property.

Do you check DTCP approval?+

Yes, where the property is in a layout or promoted project. We check the approval reference and the approved plot boundaries.
